The challenge

Yangon Triple is a local property developer group with ties to the KBZ bank. They have aspirations to be a leading developer in Yangon and beyond.

The downtown location for the proposed development in a congested area and surround by busy roads and the port meant careful consideration had to be given to the placing of the various components to maximize the space and views from each. The components required within the development including retail and F&B space, commercial offices, upscale hotel and apartments including all relevant facilities to support this.

Our solution

The final design was based on the concept of a river valley running through the development. This allowed us to create aninternal landscaped courtyard that could be used for informal meeting or simply relaxing away from the external hustle and bustle. This courtyard also helped to define the podium and also allow us to separate the 2 towers above allowing each to breathe. We also maximize the views from the towers above either to the river or Shwedagon Pagoda beyond with every guestroom or apartment getting a view. We also added steps into the towers and landscaped these to further enhance the feeling of space and the concept of living in a river valley. A large proportion of car parking was also required and much of this was contained within the basement spaces to maximize the value of the property above.

The outcome

An exciting and modern design which complied with all requirements from the brief and gaining regulation approvals with minimal fuss due to being designed to international standards.A new landmark for the downtown area of Yangon.
